Getting started

Set up Onsite in under 10 minutes

Onsite helps landlords manage properties, tenants, maintenance tickets, and rent — all in one place. This guide walks you through everything from account creation to sending your first rent invoice.

Before you begin

  • An email address to create your account
  • Your property address(es)
  • Tenant names, phone numbers, and lease details (optional at setup)
  • Contractor phone numbers if you use SMS dispatch

Create your account

Head to onsiteai.ca and click Get started free. Enter your email and a password to create your account. No credit card is required — the Free plan covers up to 2 properties indefinitely.

Free plan includes: up to 2 properties, tenant & unit management, tickets, work orders, and contractor management. SMS dispatch and AI triage require a Starter or Pro plan.

Add your first property

After signing in, you land on the Dashboard. Click Add property in the sidebar or the properties page.

Fill in:

  • Full street address
  • City, province, and postal code
  • Property type (Rental, Primary home, Vacation rental, or Investment)
  • Whether the property has multiple units

If you select Has multiple units, Onsite will prompt you to add unit numbers (e.g. 101, 102, or A, B, C). Single-family rentals skip this step.

Add your tenants

Navigate to Occupancy → Tenants for your property and click Add Tenant.

For each tenant, enter:

  • Full name
  • Phone number (required for SMS notifications)
  • Email address (required to send Stripe rent invoices)
  • Unit assignment (for multi-unit properties)
  • Lease start and end dates
  • Monthly rent amount
Tip: Monthly rent is used to pre-fill the invoice amount when you send rent invoices. You can always adjust it at invoice time.

Submit your first maintenance ticket

Go to Tickets in the sidebar. Click New ticket and describe the issue — for example, "Leaking faucet in unit 102 bathroom."

If you're on a Starter or Pro plan, Onsite's AI triage will automatically categorize the ticket (plumbing, electrical, HVAC, etc.) and suggest a priority level. You can review and adjust before assigning it to a contractor.

Add a contractor and dispatch via SMS

Navigate to Contractors and add at least one contractor with their name, trade (e.g. Plumber, Electrician), and phone number.

Once added, you can dispatch them directly from any ticket. Onsite sends an SMS to the contractor with the job details — unit number, issue description, and your contact info. No app required on their end.

SMS dispatch requires a Starter or Pro plan and uses Twilio under the hood. Standard SMS rates apply per message sent.

Send your first rent invoice

Go to Finances → Rent for your property. You'll see a rent roll showing all tenants for the current month.

Click Invoice next to a tenant to open the invoice modal. The amount and period are pre-filled from their tenant record. Click Send Invoice — Onsite creates a Stripe invoice and emails it directly to the tenant with a secure payment link.

The tenant pays by card or bank transfer. No Onsite account needed on their end. Once paid, the invoice status updates to Paid automatically via Stripe webhook.

To send invoices to all tenants at once, use the Send All Invoices button at the top of the rent page. It skips any tenant already invoiced for the current period.
